The difficult
property
conversation.
Practised.

When a seller challenges your fee or a buyer is ready to walk away, the next few words matter. Find them here, before the real conversation.

Choose the conversation in front of you

Local language.
Real points of friction.

A valuation in England and a buyer consultation in the US need different conversations. Choose your market, your role and the moment you want to work on.

United Kingdom

Before the valuation.
Before the difficult update.

Practise seller enquiries, fee objections, buyer qualification, viewing follow-up, price reviews, offers and sales progression. Lettings conversations have their own place.

  • 01“Another agent valued it higher.”
  • 02“We are not reducing the asking price.”
  • 03“Nobody tells me what is happening.”

Filter by England, Wales, Scotland or Northern Ireland. Nation-specific processes stay distinct.

United States

Before the listing.
Before the negotiation.

Practice listing presentations, buyer representation and compensation, touring, offer terms, inspection concerns and closing delays. Include leasing and property management.

  • 01“Why do I need an agreement to tour?”
  • 02“Will the seller cover your fee?”
  • 03“The inspection has changed my mind.”

US practice uses general scenarios. Supply your state and approved terms for an actual appointment.

A short rep before a consequential call

Speak it.
Hear what needs work.
Go again.

01

Bring the situation.

Choose a fictional example or add your confirmed property facts and client concerns. Keep your agency services and fee explanation saved separately.

02

Have the conversation.

Speak with an AI homeowner, buyer, landlord or tenant. Adjust the difficulty and respond to the concerns they raise. Check your microphone before the call opens.

03

Work on your next response.

Review feedback grounded in your transcript. Replay a verified difficult moment, or repeat the scenario with your original context.

For the person making the call

A useful next step
counts as progress.

Good property conversations need clear explanations, careful listening and sound judgement. The scorecard looks beyond whether someone agreed to sign.

Real estate practice sits alongside your current workouts and reports. It uses your existing live practice allowance. When team reporting is available, team members choose whether to share their scorecard or transcript with the team owner.

Before you start.

Can I use details from an upcoming appointment?

Yes. Select your scenario, choose your own appointment and enter the confirmed facts. Use a fictional name and include only the details needed for the exercise. Your reusable agency services and fee terms stay separate from the individual property brief.

Are UK and US requirements treated the same?

No. UK scenarios are filtered by nation, and US scenarios use US terminology and transaction stages. Rules also vary by US state and locality. Supply your approved terms where they matter. Practice does not replace your agency's procedures or qualified advice on a transaction.

Is this a separate subscription?

Real estate practice is part of The Sales Workout. Starting a voice session follows your current plan access and live practice allowance. You can browse the scenario library before preparing a call.

Can my manager read my practice?

When reporting is available on your team account, you choose whether to share each eligible scorecard. Transcript sharing is a separate choice. Saving agency details does not grant a manager access to your private appointment notes.
